8 – 10 Southampton Row
This commission involved the refurbishment of a Grade II-listed property with seven upper floors and two basement levels at 8–10 Southampton Row for London Transport Properties. The existing building consisted generally of a structural steel frame with breeze concrete filler joist floors, the perimeter beam and column framework being built integrally with the external masonry/stone façade.
A detailed structural survey of the existing building was undertaken to identify the extent and type of distress prior to finalising the repair proposals. The scope of the structural works covered the rebuilding of the rear external wall, local repairs to and part replacement of the floor and roof structures, restraint ties to the perimeter façade and the repair and modification of the existing staircases.
The client’s programme for the design and construction stages was limited to eight months, requiring an early detailed assessment and understanding of the building and a proactive approach throughout the duration of the project.
